Corners of Brookfield Market Street Changes: New Retail and What's Next

Walk past 320 Market Street today and you won't find a marquee. Silverspot Cinema's nine screens, its heated recliners, its scratch kitchen sending wagyu sliders to your seat mid-movie, all of it closed for good on June 16, 2025. The space is being folded into a bigger women's clothing store. A few hundred feet away, town planners just cleared the first paperwork for a $140 million residential and retail complex that will eventually put more than 500 families on the same block.

Most people who shop at The Corners have noticed pieces of this. New landscaping. A missing theater. A steady rotation of clothing brands they didn't expect to see in Brookfield. What most people haven't done is put the two numbers next to each other: Silverspot occupied roughly 41,000 square feet as a single tenant. The retail portion of the development going up to replace that kind of draw is planned at 38,000 to 40,000 square feet, depending on which filing you read, except this time it sits under 277 apartments instead of under a parking structure built for people who drive in and leave.

The theater closure and the West End plan are two notable changes at The Corners.

Silverspot's Closure and Nearby Competition

The official language from the May 2025 announcement called it a mutual decision reflecting "the changes and opportunities both sides see ahead."

Nearby competition is part of the context. Marcus Majestic Cinema sits less than two miles west of The Corners and has been running since 2007. Movie Tavern at Brookfield Square, offering nearly identical heated-recliner, food-to-your-seat service, opened less than five miles east just months after Silverspot did in 2019. Marcus Theatres operates roughly 20 locations across Wisconsin and close to 80 nationally. Silverspot, once it left Brookfield, had five locations left in the entire country.

The theater's closure is one part of the changes at The Corners; next, the focus shifts to new Market Street tenants.

What's Actually Filling Market Street Now

The next changes include new retail tenants on Market Street and housing at The West End. Here are some of the Market Street additions:

  • Evereve, the women's clothing retailer, relocated from a smaller High Street storefront into an expanded space that absorbs part of the old theater footprint
  • Alo Yoga, the Beverly Hills activewear brand, opened its first Wisconsin store on Market Street on August 15, 2025
  • Madewell opened a dual men's and women's concept, its first in southeastern Wisconsin, in fall 2025
  • Pandora, the jewelry brand, began construction on a 2,123-square-foot storefront on High Street in May 2026 with an opening planned for this summer
  • Boll & Branch and gorjana are the two newest names joining the west side of Market Street, with the developer targeting new tenants across that entire stretch by summer 2026

These retail additions differ from a nine-screen cinema in scale and use, while the planned apartments would add residents to The Corners.

Plans for The West End

On April 9, 2026, the Town of Brookfield's planning board granted early approvals for The West End, the last undeveloped parcel at The Corners, sitting on land that once held a La Quinta hotel, a KFC, and a restaurant called Blue Sombrero before all three were demolished years ago. The approvals only cover grading, stormwater work, and schematic layout, not final building permits or signed leases, but they're the clearest look yet at what ownership is actually building.

The original 2025 announcement pitched 278 apartments across two buildings and 40,000 square feet of retail. The plans that cleared the Town Board in spring 2026 list 277 apartments and roughly 38,000 square feet of retail, according to filings reported by the Milwaukee Business Journal. The layout calls for three buildings: a five-story mixed-use structure with street-level retail across from the Garrison Building, a second five-story residential building with two stories of structured parking, and a single-story retail building fronting Bluemound Road that's still being marketed to what the developer calls a signature tenant.

As reported by Lake Country Family Fun, Robert Gould, who leads IM Properties' U.S. operations and serves as CEO of Brookfield Corners LLC, said:

"When the West End is complete, more than 500 families will call The Corners home and will live above a carefully curated mix of retail, restaurant, grocery, entertainment and service tenants."

Timelines differ depending on which document you trust. The 2025 developer announcement promised completion in two phases, the third quarter of 2027 and the second quarter of 2028. Town meeting records from spring 2026 point to a single grand opening in early 2028. Either way, groundbreaking is expected sometime later this year, and Mandel Group's Bob Monnat has pointed to the existing 244 apartments at The Corners running near full occupancy as proof the demand is already there before a single new unit gets built.

The Timeline, Laid Out

  1. 2007 — Marcus Majestic Cinema opens two miles west, establishing the theater competition Silverspot would later walk into
  2. 2017 — The Corners of Brookfield opens with 400,000 square feet of retail anchored by Von Maur
  3. 2019 — Silverspot Cinema opens its first Wisconsin location, joined within months by the nearly identical Movie Tavern five miles away
  4. 2021 — IM Properties assembles the four-acre West End parcel after demolishing the former La Quinta site
  5. May 2025 — The Corners announces the Market Street overhaul and the West End concept in the same press release
  6. June 16, 2025 — Silverspot closes for good
  7. August 2025 — Alo Yoga opens, the streetscape work on Market Street wraps up
  8. April 2026 — Town of Brookfield grants early site approvals for The West End
  9. Summer 2026 — Pandora is planned to open on High Street; Boll & Branch and gorjana are targeted for the west side of Market Street
  10. 2027 to 2028 — The West End's apartments and retail open in phases, depending on which set of documents proves accurate

The timeline brings together a series of changes at The Corners: retail updates, the theater closure, and plans for new housing.

What This Means If You Already Shop There

If you've been to The Corners in the past year, you've already walked the new sidewalks and sat on the new benches that were part of the streetscape work finished around August 2025. What you're about to see, over the next two summers, is a shopping center that increasingly resembles the small downtown grid it's designed to imitate, minus the acres of surface parking a movie theater or a big-box tenant would have needed. That has real implications for traffic patterns, for how crowded Market Street feels on a Saturday, and for what kind of businesses can afford to lease there next. A boutique needing 2,000 square feet and a residential base upstairs represents a different mix from a nine-screen cinema competing against Marcus Theatres.

If you're the kind of resident who tracks what's happening in this town because you're wondering what it means for property values nearby, that's a fair question, and it's one we look at block by block rather than city-wide. If you're curious what growth like this is doing to home values on the streets closest to The Corners, that's exactly the kind of hyperlocal read Blue Violet Homes puts together every day.
